AND Pastel has been launched
The Anadolu Group’s real-estate brand, AND Gayrimenkul is constructing its first housing project in Istanbul’s Kartal district. The project will be constructed on the site of the Anadolu Motor factory.
The Anadolu Group’s real-estate brand, AND Gayrimenkul is constructing its first housing project in Istanbul’s Kartal district. Stating that the project will be constructed on the site of the Anadolu Motor factory, the General Director of AND Gayrimenkul, Ali Baki Usta, added: “When Anadolu Motor moved to Şekerpınar, this area fell into disuse. Alongside the 45 acre factory plot, we also purchased 10 acres belonging to Adel next door. We’re bringing our experience from Kozyatağı to Kartal”.
The Build-Live Model
Having carried out 11 studies with 9 different companies and undertaken analyses of regional needs and consumer expectations of the project, Ali Baki Usta explained that AND Pastel’s 1200 residential units makes it one of the region’s largest projects. Mentioning their work to create a warm neighborly lifestyle, Usta explained that “in the real-estate industry, the practice is to work on either a build-sell or sell-build model. However, we started out with a build-live approach. Before considering the physical space, we designed the lifestyle. We are undertaking a project able to meet the needs of the future”.
Over 4,000 Requests
The contractor charged with constructing the 7 block project is Tepe Construction. Indicating that there will be an option in the project to meet every need in the project, AND Gayrimenkul’s Director of Project Development, Batuhan Tarkan, explained that “whereas we are building 1+1 apartments for young people in a 40 storey block, in a smaller block we have 2+1 homes for newlywed couples. In the horizontal blocks, we have a broader selection of homes for larger families. We have received more than 4,000 initial requests for the project. The first three blocks to go on sale have also received an intense level of interest from employees of the Anadolu Group”. Stating that the square meter sale price at the launch of the project was set at 4,750 TL, Tarkan went on to say that the prices of homes would vary between 298,000 TL and 1,100,000 TL. As AND Pastel is being constructed under the aegis of urban renewal, the VAT is to be set at 1%. It is expected that the homes will be ready for delivery in June 2018. A competition was held for the architectural design of AND Pastel, and the contract was awarded to the international architectural office, HPP Architects.
“It Will Be a Child-Friendly Project”
Explaining that AND Pastel will be a child-friendly project, Ali Baki Usta went on to say: “Children are very precious to us. For this reason, we developed AND Pastel as a child-friendly project. We believe they deserve much more than houses designed for adults that are exposed to the noise of the city, and tiny playgrounds. We have designed, not only the open areas, but even the interior of the homes and the enclosed common spaces with children in mind”. The project includes a variety of spaces, such as areas for children to wait for school buses and numerous play areas.
Whoever Buys a House Will Have a Garden
The AND Pastel project has been set up so that the traditional neighborhood blends together with the needs of our current era. Stating that anyone who purchases a home will also have a garden set aside for them, Usta explained that “we have made an agreement with Komşuköy. Those who purchase a home in the horizontal blocks we have named Green Blocks, will be able to take advantage of this collaboration. Those who wish may physically be involved in the cultivation of their garden, those who wish may simply receive the produce”. The project, designed as a medium-sized neighborhood, will feature a health centre, crèche and commercial spaces for satisfying daily needs. Social areas will include both open-air and enclosed swimming pools, a sports centre, playgrounds, walking paths, a square and various social activities.
